Steel Does Not Rust the Way People Expect

The mental picture most homeowners have is a door rusting from the outside in, starting with a paint chip on the face and spreading. That does happen. It is not what kills steel garage doors in this city.

A steel section is formed sheet with a factory coating on the flat faces. That coating is good. What it does not cover is the sheared edge where the sheet was cut, and it does not cover the holes drilled later for hinges, struts, lock hardware and the bottom bracket. Every one of those is bare steel with an edge exposed to salt air.

So corrosion begins at the edges and the penetrations, works inward under the coating where you cannot see it, and only breaks the surface at the end. By the time the paint blisters on the face, the metal behind it has usually been going for a year or more.

Why the Bottom Section Goes First

Three things stack up down there.

The bottom rail carries the longest run of cut edge on the whole door, and it is the edge closest to standing water on the driveway. The bottom bracket and the seal retainer are both fastened through it, adding penetrations exactly where the moisture sits. And on a wet driveway the bottom of a door spends time in a puddle that inland doors never see.

Add salt to that and you get the pattern we see constantly in Huntington Beach: a door where sections two, three and four look nearly new and section one is soft enough to push a screwdriver through.

The Test That Settles It

Do not judge it by the paint. Take a screwdriver, go along the inside of the bottom rail, and press firmly every foot or so. Sound steel resists. Rusted steel flexes, crunches, or goes straight through.

If it goes through, sanding and repainting the visible blister is money thrown away. That section is structural. It carries the bottom brackets, which are under full spring tension, and it holds the rollers square in the track.

What We Do About It

Bottom section replacement. We source the matching section by manufacturer, model and rib profile, colour matched as closely as current stock allows, and we renew the bottom seal and retainer while it is off. Older doors sometimes need a compatible profile rather than an exact one, and we will show you the difference before we order.

Rust cut-back at penetrations. Caught early enough, corrosion at a hinge or strut fastener is repairable. We cut back to bright metal, treat, and reseal the penetration so it stops drawing water. This works on a door that is a few years into the process. It does not work on a door that is ten.

Hardware in the same breath. There is no point putting a sound section under corroded hinges. Hinges, roller stems and the bottom brackets get checked properly, because those parts have been in the same air as the panel.

Gauge, Honestly

Thin gauge steel dents on contact and gives corrosion less metal to chew through before it perforates. Heavier gauge does better on both counts. If you are buying a steel door within a mile of the water, gauge is worth more of your money than an extra window row, and the edges being properly sealed at install is worth more still.

One Section or a New Door

If it is one section, the rest of the panels probe sound and the door is under roughly fifteen years old, replace the section. That is real money saved.

If a second section is starting, or the track and hinges are corroded through as well, you are patching around a door that is telling you it lost this fight. We will say that plainly rather than sell you a section a year.
